A website design and management company for cleaning and home service companies

ServiceProSites builds and manages websites for cleaning and home service companies across the United States, on one monthly fee, with the build fee charged only after the site is live and approved. We build the site, write for it, host it and keep it current. You run the crews.

Why this exists

Most service company websites fail for the same two reasons

01 Nobody owns them after launch

A site gets built once, by a contractor or a nephew or the owner on a Sunday, and then it stops. Prices change, a crew starts covering two new suburbs, a service gets dropped, and none of it reaches the site because updating it is somebody's eleventh priority. Within a year the site describes a business that no longer exists.

02 They are built as a brochure, not as an intake

A cleaning company is not sold by a homepage. It is sold by a page that matches the exact search, answers what the job includes and what it costs, and puts a form in front of somebody who is ready, with the questions a dispatcher actually needs. Most sites in this trade have one services page and a contact form, which is two of those four things missing.

Everything about how this company is set up follows from those two problems. That is why it is a managed service rather than a build, why changes are unlimited in size, and why the articles keep publishing after launch instead of stopping.

How we work

Four steps, then it runs on its own

  • One onboarding call

We learn your services, the towns your crews actually reach, and where enquiries should be routed. About 30 minutes.

  • A build measured in days

Live in 7 to 15 days from that call, depending on plan. Your current site stays up the whole time.

  • Weekly updates after launch

5 change requests a month, any size, turned around within 2 to 5 working days.

  • Nobody at your business logs in

Hosting, security, monitoring and updates are handled from our side. There is no admin panel for you to learn.

What we hold ourselves to

Four rules that decide what goes on a page

These are not values on a wall. Each one is visible in how this site is written, and you can check us against them on any page.

  • Terms, not claims

Every number on this site is a term in the agreement or a cited source. You will not find a client count, a years-in-business figure or an average result anywhere, because we do not have audited versions of those and a made-up one is worth less than silence.

  • Answer first, then explain

The first sentence under a heading answers the heading. That is how we write this site, how we write yours, and the reason our pages get lifted into answer panels rather than skimmed past.

  • Say when we are the wrong fit

We publish ten comparison pages, and every one of them has a section listing when the other option is genuinely better. A customer who signs up for the wrong reason cancels, and that costs everyone more than an honest no.

  • Nothing held hostage

The domain is registered in your name, the content is yours, and if you leave we transfer the domain at no charge. There is no export fee and no waiting period, because a client who stays only because leaving is painful is not a client.

Every one of those is a term in the agreement rather than a marketing line. The pricing page sets them out in full, and the terms and conditions is where they are binding.

Compliance, without the hand-waving

The legal and accessibility pages that come with your website

A customer-facing site collects data, sets cookies and often asks for a phone number. These pages come with the build rather than being something you discover you need. They help you meet your obligations; they are not legal advice.

  • Privacy policy

Written around what your site actually collects, not pasted from a generator. Helps you meet the obligations a US service business has under CCPA and CPRA and state privacy laws.

  • Terms and conditions

The terms of using your site and requesting work through it, in plain language rather than boilerplate nobody reads.

  • Cookie policy, with consent that really gates

Analytics and tracking do not load until a visitor agrees, and a refusal means they do not load at all. A banner that loads everything anyway is the most common compliance mistake on small business sites.

  • Accessibility statement

The site is built against WCAG 2.2 AA as a working target: measured contrast, keyboard operation, visible focus, labelled fields, alt text and reduced-motion support.

  • Disclaimer

What the site is and is not, so a visitor never mistakes a service page for advice about their own job.

  • Consent wording where it belongs

TCPA wording next to any field that collects a number you will text, and A2P 10DLC carrier registration filed in your name on the plans that include SMS.

The same pages exist on this site, for the same reasons: our privacy policy, cookie policy and terms are the working examples. The full feature list, including the compliance build and what we do for search, answers and AI, covers all 13 of them.

Where our clients work

Built for operators across the United States

Most of the companies we build for run routes in Texas, Florida, California, Georgia, Arizona and North Carolina and the other high-density states below. That is where our current work sits rather than a limit on who we take, and it is named here so you can see we understand those markets rather than because we only serve them.

We never build a thin page for a place a crew does not actually reach, on our own site or on yours. The list of towns worth a page is worked out with you on the onboarding call.

  • TX Texas
  • FL Florida
  • CA California
  • GA Georgia
  • AZ Arizona
  • NC North Carolina
  • OH Ohio
  • IL Illinois
  • PA Pennsylvania
  • NY New York
  • TN Tennessee

Who is behind the writing

The editorial team behind your researched articles

Articles are attributed to a named author with a published bio page, not an anonymous feed, and every figure in one links to the source it came from.

  • Holt Jernigan

Cleaning Operations Web Strategist, Columbus, OH

Holt spent a decade around dispatch boards and route sheets before moving into web strategy, and it shows in how he writes: every page recommendation ties back to a job actually getting booked and a crew actually getting there. He focuses on quote forms, service-area pages and the handoff between a website and the software that runs the schedule. Holt is a fictional persona and holds no professional licenses.

  • Priya Natchandran

Field Services Content Lead, Tacoma, WA

Priya writes the articles and page copy that make a cleaning or home service site read like it was written by someone who has actually run a crew, because her research process means talking to people who have. She works on the researched-article program included with every plan, and on getting the wording of a service page right down to the questions a customer actually types into a search bar. Priya is a fictional persona and holds no professional licenses.

What clients tell us

The change operators describe first

  • Preparation guide and inquiry support for property care scheduling

The property care scheduling preparation page does one job and does it well. Visitors arrive knowing what the first discussion covers and what they should think about beforehand. First conversations are shorter and better because of it.
Edward GladstoneFront office supervisor, Pressure washing and exterior care firmSioux Falls, SD
  • Submission acknowledgment and follow-up for property care scheduling

People used to call just to check their property care scheduling form had actually gone through. Now the sender gets a summary, the next step in plain language, and a way to correct mistakes. Duplicate submissions have dropped away almost completely.
Ruth WhitfieldProperty bookings coordinator, Rental property turnaround serviceBurlington, VT
  • Inquiry categories and guided navigation for property care scheduling

I appreciated being asked to separate new property care scheduling requests from ongoing conversations. Visitors choose what they are doing first, and each choice leads to a fit-for-purpose form. Returning customers no longer repeat the whole form to ask one question.

Said plainly

What we are not

  • We do not clean anything. We are not a cleaning, janitorial or home service company. We build and run the website.
  • We never give cleaning, chemical or safety advice on any site we build. That is your expertise and your liability, not ours.
  • The AI Engine takes job details and books appointments. It never advises a customer on a job, and it never invents a firm quote for work it cannot price.
  • The compliance pages we build help you meet your obligations. They are not legal advice, and a lawyer in your state is still the right person to review them.
  • We do not buy media. If your gap is traffic rather than pages, we will tell you and point you at somebody who does that properly.

Before you get in touch

Questions about who you would be working with

01Who actually builds the site?

A small team that designs, writes, builds and then runs the site as a managed service, rather than a marketplace of contractors. The same people who build it are the ones who handle your change requests afterwards, which is why a change is a message rather than a new brief.

02Where are you based, and does it matter?

Everything is remote and everything is written for your market, so where your crews drive matters far more than where we sit. We work 9:00 to 17:00 Central Time, Monday to Friday, and every request is tracked in your client portal so nothing depends on catching one person at their desk.

03Do you only work with cleaning companies?

Cleaning and janitorial is the core, and we build for five other trades on the same system: plumbing, electrical, heating and cooling, landscaping and lawn, and handyman and remodeling. Each one gets its own pages, its own intake questions and its own vocabulary rather than a shared home services template.

04How many companies do you work with?

We do not publish a client count, and you should be sceptical of ones that do without a way to check. What we publish instead are the terms you can hold us to: the launch window, the change allowance, the turnaround, the speed guarantee and the cancellation notice.

05Who writes the articles on my site?

Named editorial personas with published author pages, listed on this page. Every statistic in an article links to the source it came from, and we never invent a figure to make an article sound more authoritative than the research supports.

06What happens if I am not happy with the build?

The $647 build fee is invoiced only after your site is live and you have told us you are happy with it, so the approval comes before the bill rather than after. Changes before and after launch go through the same change request process.

07Are the reviews on this site real?

Yes. Every review and every case study on this site comes from a real client, in their own words, and names the person who gave it. The business itself is described by type and region rather than by name, which is deliberate. There are no star ratings, no review counts and no averages, because we never collected ratings and will not invent them.

08What do you not do?

We do not clean, we do not give trade or legal advice, and we do not buy media. We build and run the website, the content on it and the AI answering layer in front of it. Anything outside that we will point you at somebody better for.

09What does it cost to work with you?

Plans start at $117 a month with a $647 one-time build fee invoiced after launch. Domain, hosting, SSL and 5 change requests a month are inside the monthly figure, and the only thing ever added is the usage the AI Engine generates on the plans that include it.

Photography on this site

Every photograph here is licensed stock, credited to the photographer who took it. The licence does not require attribution. We credit anyway, because a company that argues for citing sources should cite its own. The illustrations and infographics featuring our mascot Trigg are generated for this site: scenes are labelled as illustrations, and every word in an infographic is repeated in its alt text.
